Bringing your home up to code in Northwest Indiana

Failed inspections, unpermitted work, and the list the buyer’s inspector handed you. Most of it is smaller than it reads on paper once it is sorted into what actually has to change.

What the job includes

  • Read the inspection or violation list and sort it by what is genuinely required
  • Scope the work each item needs, and what it will hold up if left
  • Pull the permits and schedule the inspections
  • Coordinate the licensed trades each item calls for
  • Handrails, guards, egress, smoke and carbon monoxide alarms
  • Documentation and sign-off you can hand to a buyer or a lender

Signs you need this

  • A buyer’s inspection report holding up your closing
  • Work a previous owner did without a permit
  • A municipal violation notice with a deadline on it
  • A finished basement or attic room that was never inspected

How the work runs

  1. 01

    You describe the job

Address, what needs doing, and when you would like it. No phone tag to get a person to come and look, and no account to create first — that happens when you submit.

  2. 02

    You get a written quote

An itemised document, not a number over the phone. You read it, and you sign it online if you want it. Nothing starts before that signature.

  3. 03

    You watch it happen

Each stage of the work is marked off and photographed by the crew as they go. You can see where the job actually is without asking anybody.

  4. 04

    You keep the record

Materials, warranties, permits, photographs and cost stay attached to your property permanently — so the next owner, or your insurer, can see exactly what was done.

We work with a vetted network of licensed, insured contractors across Northwest Indiana.

Common questions

A home inspector gave me a long list. Does all of it have to be fixed?

Almost never. An inspection report mixes genuine code and safety items with maintenance notes and recommendations, and they carry very different weight. The first thing we do is separate what a code official or a lender will actually require from what is simply worth knowing, so you are negotiating from facts rather than from the length of a list.

What happens with work a previous owner did without a permit?

It depends on the jurisdiction and what the work was. Sometimes it can be inspected and permitted retroactively; sometimes it has to be opened up so the concealed work can be seen; occasionally it has to be removed. We find out which before you spend anything, because the answer changes the cost by an order of magnitude.

Do you pull the permits, or do I?

We do, for the work we are doing. Homeowners can pull their own permits in most jurisdictions here, but it makes you the responsible party for the inspections and the corrections, which is rarely what people want once they understand it.

Does code work delay a closing?

It can, and the delay is usually the inspection calendar rather than the labour. That is the main reason to start with the sorting step — knowing on day one which two items are on the critical path is worth more than starting all of them at once.
