Freeze-Thaw in Northwest Indiana: What a Winter of It Does to a House

Northwest Indiana does not have the coldest winters in the country. What it has is worse for buildings: it crosses the freezing point over and over. Lake Michigan moderates the air just enough that a January week can run above freezing by afternoon and well below it overnight, again and again.

Each of those crossings is a freeze-thaw cycle, and each one is a small mechanical event inside your house. Water expands roughly nine percent when it turns to ice. Anywhere water can sit in a crack, that expansion is a wedge.

Concrete: the crack that widens itself

A hairline crack in a driveway or walk is not, by itself, urgent. It becomes urgent because it collects water, and that water freezes, and the ice levers the crack a little wider, which lets in more water next time. The damage compounds on its own schedule whether or not anyone is watching.

Two things accelerate it sharply:

  • De-icing salt. Chloride salts do not just melt ice. They increase the number of freeze-thaw cycles a slab sees per winter by melting and refreezing repeatedly, and they attack the cement paste directly. Surface flaking — spalling — usually starts near where the salt lands.

  • Bad drainage. Any low spot that ponds is a reservoir feeding the crack under it. Slabs that shed water survive; slabs that hold it do not.

Sealing a driveway crack in October is small work. Replacing the panel it turns into is not.

Gutters: the ice dam problem is not really a gutter problem

Ice dams get blamed on gutters, but they start in the attic. Heat escaping into an unconditioned attic warms the roof deck. Snow on the warm section melts, runs down to the cold eave that overhangs open air, and refreezes there. The ridge of ice that builds up blocks the next round of meltwater, which then backs up under the shingles and comes inside.

Clogged gutters make it worse by giving the ice a head start, which is why autumn cleaning matters here more than in a milder climate. But the underlying fix is usually attic insulation and ventilation — making the roof deck uniformly cold so nothing melts prematurely.

Masonry and mortar

Brick and block absorb water. When that water freezes inside the material, it pushes outward, and the face of the brick eventually pops off. Mortar joints, being softer, erode first — which is a useful early warning. Repointing failing joints is maintenance. Waiting until brick faces are spalling is replacement.

Chimneys take the worst of it, because they are exposed on all four sides with no wall behind them and often have the oldest mortar in the building.

A short autumn list that actually pays

None of this is exotic. It is the same handful of items every year, and skipping them is what turns maintenance into projects.

  1. Clear gutters and downspouts after the leaves are down, not during.

  2. Check that downspouts discharge well away from the foundation, not beside it.

  3. Seal open cracks in concrete before the first hard freeze.

  4. Walk the exterior looking for mortar joints you can pick at with a key.

  5. Confirm the attic is ventilated and that insulation is not blocking the soffit vents.

Why the timing is tight here

The useful window for sealing and exterior repair closes when overnight temperatures stop clearing the minimum most products need to cure. In this part of Indiana that is generally sometime in the back half of October, and it varies year to year. Work booked in September gets done. Work booked in December waits for spring, and spends the winter getting worse.
